Job description: SUMMARY:

The Building Maintenance / HVAC Technician is a vital part of a team that performs building operations, customer service, and community enhancement. The Building Maintenance / HVAC Technician will complete, or assist with, tasks related to electrical, plumbing, air conditioning, heating, and other building trades work within a commercial building. Daily duties will consist of working with the property management team and building engineering staff to perform preventive maintenance tasks, respond to service tickets, and provide a safe working environment for building tenants and visitors.


  • Perform building and systems inspections. Make required modifications to building systems to satisfactorily support all tenants
  • Complete Preventive Maintenance and Corrective Maintenance requests in a professional manner
  • Work with building vendors to complete contracted work orders and meet customer expectations
  • Maintain records, reports, evaluations, and provide recommendations regarding building maintenance operations as needed
  • Identify parts, materials, equipment, and supplies that need to be ordered, and assist with acquisition
  • Manage Building Management System (BMS) / Energy Management System (EMS) as directed by Lead/Chief Engineer
  • Maintains a clean building engineering shop, mechanical plant, mechanical rooms, and building appearance
  • Follow all safety rules and regulations
  • Performs related work as required


  • Demonstrated advanced mechanical aptitude with HVAC Equipment
  • Experience operating, troubleshooting, maintaining, and repairing HVAC equipment
  • Basic technology skills necessary to manage work order applications on mobile phone and operate Building Automation Systems with training
  • High School diploma or equivalent, and must be able to communicate effectively in English
  • Available to occasionally work overtime hours to perform repairs or maintenance that is necessary to complete during off hours
  • Must meet the requirements of the occupation such as lifting 50 lbs., walking distances, kneeling for 1 hour, and climbing 30 ft. ladders.
  • Must have reliable transportation
  • Must be team oriented
  • Universal CFC Certification

Expected salary: $28 – 32 per hour
